Recession Survival Guide, Part 2

There are two parts to hooking up with a private investor to become your money partner on a real estate deal:

1. Knowing how to set up the legal structure: LLC, mortgage notes, deeds etc. The best advice I can give you is to hire a good attorney who understands this and more and let him or her do it for you. That money will keep you out of trouble; all the paperwork will be done correctly and you will be able to sleep peacefully at night. This comes before everything

After starting, flopping, succeeding, flopping, succeeding, starting.... Several businesses in Michigan over the last eight years - I believe I have the scars to be able to say without a doubt that unless you have made a first sale in your business, whatever the business may be, you don't have a business till you get THE FIRST CHECK with your LLC name on it.

You don't have a business when you buy a foreclosure: you have a business when you flip it, or rent it, or lease-option it or wholesale it.

So many entrepreneurs forget the most basic lesson. It is not about looking at houses or buying them or fixing them. It is ONLY when you get a check because of that house when your LLC becomes a business.

It is about the FIRST SALE.

Always was. Always will be.

If you can do one. You can do ten more.

If you can get one check with your name on it, you can get 9 more.

So today, during lunch break or driving to an appointment, think about what can you do to get a first check for your newly minted LLC before the month ends?

Buckle Up here comes GM bankruptcy

The unthinkable is happening. GM is bankrupt. Under government ownership with four brands (Hummer, Saab, Pontiac, Saturn) on the chopping block.

With this you and I are about to be hit by a massive wave of negative news both from the Internet, TV, talk radio, newspapers and every conversation that you will have in the coming week.

Yeah I understand - it is pretty depressing. My brother-in-law, my neighbor, several dozen of my friends all work for GM in one capacity or another.

But sinking in a sea of bad news for the next two weeks is not going to do them, you or me any good.

Instead pick up the phone and call a real estate investor friend. Ask them what they have been doing in their business. Tell them what you have been up to. Change the topic raging in your head.

Most likely there is absolutely nothing you can do to change what is happening at a bankruptcy court in NY with GM... so why even waste time allocating precious time to it? Spend the same amount of time on your business and you will see a better outcome.

I have a busy schedule this week. I intend to do more this week than I did last week. Get out and meet some new people. Learn a new skill. Read a new book. There are at least two dozen profitable things both of us can do this week, which can help our business other than trying to outdo the next dude in telling some more bad news about GM.

Lastly, take it from somebody who calls Michigan his adopted home - I have immense hope and confidence in the people who live and work in Michigan, brave rough winters, been stuck with a lousy football team for decades and lately seeing a massive change in the auto industry that nobody living here ever imagined.

But I have hope, not in the overpaid bozos running these companies, but in the people of Michigan.

Folks like you.

We are going to get through this.

All of us together.
