The Top 10 Cities In Michigan To Invest
I have always suspected that I have really smart readers. :- ) If you are on my mailing list then you know that I asked all of you to sit, think and write me back about a HOT city in Michigan that has caught your attention.
Being expensive does not make it HOT automatically but rather it has a be a city where people just want to move, are not worried about the price being asked for whatever reasons and over all excited about living there. My reasons were sometime we miss the obvious, me inluded where we know the action is but we start looking someplace else.
This whole thing started by one of my coaching group member who bought to my attention a killer deal he just found in a very HOT city in Michgian. I looked at it, was amazed at the number and as I was giving him my advise about going out and doing it immediately because the house is great and city is on fire! It just hit me:
Why the heck I am not buying houses there? I knew about the city and what is happening there but I get busy, very busy in doing 3000 things simulataneously and it just slipped.
Happens to all of us. Hence the assignment. Not all of you bothered to reply back which is surprising, afterall if you are serious about doing real estate investment in Michigan or anywhere else that should be something you should think about. This is more for you then for my benefit.
But the smart ones sat down and replied back. Here are the thoughts of other Michgian real estate investors. I just cut and pasted directly from their emails. They will get my personal reply in a day or so – my personal HOT list of Michigan cities that I just put together for my own real estate investment business. I will not publish my list here or in the newsletter. They did the homework so they get the candy. And as we further go along and I discover new cities to play THE GAME - they will get my thoughts and research.

I don't have any data to support but here are my
"guesses" for a couple hot cities in SE Michigan.
Ann Arbor - U of M and the education industry are
pretty recession proof. I think there is spill over
"hotness" in neighboring Saline where prices may be
more affordable.
After last weeks announcement of 1100 new jobs moving
to the tank/military vehicle plant in Warren, I think
an area that is a reasonable driving distance to
Warren will be hot. Warren, Sterling Heights, Troy,
Clinton Township, etc.

Grand Blanc, MI is a hot spot for the following reasons.
1. Sam's Club and Target are currently building new locations in this community.
2. It is the suburb of Flint and people are running fast from the city of Flint.
3. It has a great school district.

I think Westland is a hot city because it is not that expensive and they have very nice homes. Also, Redford would be a nice city to buy a house because alot of Detroiters are moving to Redford......

My HOT city pick for Michigan is Macomb Township. Almost every person I talk to that is looking to move their family (including myself) is looking at the new construction homes in Macomb Township. You get so much home for your money there, and most people are looking in the $270-350,000 range, which is more money than they would spend to live elsewhere.

Center Line has increased in value by 35.6% over the last five years and is the only city in Michigan expected to see another 5.5% rise in the next year. Sounds like a good area to buy to me.

I believe, Highland Park, MI will be up and coming very soon just considering how close it is to Woodward and woodward is being developed all the way downtown so, I believe over the next two to three years you will see a lot of development in Highland Park and they whole street of woodward.
Highland park is the only city off woodward that looks the way it looks so, that tells me that they will start dumping money into that city. Royal Oak, downtown Detroit, and any other city of woodward will be cleaned up and renovated.

I believe Southfield is a hot city. It is a beautful area and most people you talk with usually consider Southfield.

2. Auburn Hills - commercial growth lends to people who want to live near work

crowd
4. Holly - People who realize everyone is moving to Grand Blanc

mark, you asked about hotcity's my vote is Auburn Hills, not all of auburn hills, but the avondale schoold district in particular.
My family is trying to get to the avondale district now and can not believe what people are asking and getting for what I consider to be average 2000 square ft homes.
