It seems as if the these crazy banks don't care how much rehab is needed. They still keep their prices at full market for months before they drop them down. Any thoughts on writing a great
rehab estimate to show the bank?

1) I am struggling trying to find innexpensive, effective ways for a beginner like me to market my RE business
2) would love to get names and emails list of indiviuals who are interested in buying local wholesales. Also a list of local real estate agents, attorneys, title companies, insurance agents, accountants and other professionals needed for this business that understand what we are try to accomplish. It it really hard to find professionals that GET creative real estate.
3) How to make best use of your time as a part time investor
I have questions but before I post my questions I would appreciate something greatly – why are you giving away all this information for free? I don’t get it? I discovered your website two weeks ago and I am scratching my head. I have been to 9 seminars / bootcamps in the last 18 months hoping one seminar after another for somebody to give me some things I can use in the real world but everybody gives a teaser and ask for my credit card for the next seminar.
I have learned more from reading your blog and your posts then all the paid seminars I have been to. I don’t get it. Actually I have found 2 REO’s using just one of your technique that you talked about “free” teleseminar.
I don’t get it. But I hope you don’t come to your senses anytime soon. I cannot make it to the Blueprint seminar next Saturday, family drama; but I am coming to the next one in April.
Keep up the good work. You have given me tremendous amount of hope about really making it in 2005 in real estate!
Mark thanks for putting up the last seminar on IRA – it was great as usual. I have already opened up a Coverdell for my daughter at Trust Equity as per your suggestion and working on flipping a foreclosure in the next 3 months. Target is to do 3 deals this year and that should cover your private schooling for the next couple of years. She is 4 and once she gets a little bigger I will her to send “Uncle Mark” a thank you note for helping her getting a great education. God bless you and your family.
I really want to learn about your strategy about raising money from other people’s IRA to do deals preferably bigger deals! Can you share the system that you are using right now to get leads?
Mark – don’t go AWOL for that many days? Did you moved into your new office yet? You need help in moving some stuff? Man, you need to be by youself so you can write you blog everyday and teach us all this great stuff!
I agree with Nick Mackris – I am in Vegas and this is a hot market right now and banks are just way too arrogant to even bother listening to investors – what do you suggest?
Also if you can talk about how do you write your offers? And also how to negotiate with realtors for knocking prices down for realtors without pissing them off because I am cutting their commissions?
This may be off topic – but what the hell is this Apprentice Program that I keep hearing about? I am very impressed with your guts to actually put videos of your students right on the web? How does it works? And if I am not in Michigan how can I join? I wasted $10,000 last year with a national coaching program which gave me some CD’s and 12 calls with a paid trainer! I leaned nothing but a valuable lesson on how easy it is to be duped.
I have learned more from reading your blog then my $10,000 coaching! Figure that out. I see your students and they are doing deals, learning directly from somebody like who is doing real estate deals, going to foreclosures on site, and it just upsets me that these crooks took my money and did nothing to make sure that I succeed in real estate . I see your students are even on the teleconferences. Believe me , they wont put me any of their calls – they will get an earful.
But sorry for the rant – I am tired of buying home study courses – I want to learn the business and do deals not just read about it. It does not put money in my pockets. Tell me how can I join and get an application?
What are things that I need to do when I just starting out - with a line of credit available via my house for $75,000, decent credit, full time job with less than 10 hours available to do real estate every month. I have read bunch of books on investing in real estate but nonne of these books give a clear plan on what to do step by step.

Well...You asked. Here are my Real Estate fears.
1. Getting stuck with a property.
After buying and rennovating a property...I fear a bit about it not selling and getting stuck with an additional house payment, taxes and insurance until God knows when. I have means, but they arent unlimited and a prolonged resale 6 months to a year could be very trying.
2. Vandalism.
Lets face it. Some, if not most of the properties I will be looking at will be in areas that arent very secure. A fear that I have is after fixing up a house and listing it....it will be vandalised and or burnt to the ground.
I know what you're going to say...Thats what insurance is for.
3. Getting into trouble with the IRS.
Im affraid of not keeping good or adiquate records to statisfy the IRS.
Here is the list of questions:
- If you have to choose between going after preforeclosures and REO’s which one would you choose if you are not doing real estate full time?
- How “real” is the possibility of doing a successful short sale?
- How much should I pay a family friend who wants to invest with me strictly as a slient partner. I will doing all the work.
- I am in the Information Technology field. Good chances are my job is going overseas in the next 12-18 months and not coming back. Is it realistic based on your own experiences that I can learn enough about real estate in 12 months to go full time.

Mark - I want to kick myself in the butt for not finding your site before. I have wasted $15,000 in the last 12 months going to “bootcamps” but so far no deal, still nervous and no plan! Do you have any plans on coming to California to do a workshop?
What books do you recommend reading for a new real estate investor?

I am really interested in investing in apartment complexes. I have heard you mentioned your partner Darrick is big in those things. Can you bring him on on of the seminars talk about how to start doing them for long term cash flow? I want to substitute my $65,000 / year job with cash flow from apartments? How fast do you think this could be done provided I have excellent credit, lots of time to look at properties due to my flexible schedule and NO MONEY?
Mark - the IRA teleseminar was very interesting. Have you finalized dates with Calvin to do this in March? What dates and can you keep the tuition reasonable like your Bluerpint Workshop? :-)

I've been studying REI for more than 4 years now. I did buy a house 3 years ago, and another two last year. But I am not going anywhere near as fast as I would like. And 2 of those 3 deals were conventional with agents.
I'm in another phase where I'm studying everything I can and I really am becoming a "book learned expert" on all sorts of topics. But what I need is not just knowledge. It's knowledge and action.
My challenges to taking massive action seem to be fear of confrontation with buyers and sellers and agents, and fear that I won't know the next step when something does go right.
It seems that the more I learn, the more confused I get about where to start. There are just so many possibilities! What do you reccomend a newbie who has read everything do to stop being paralysed and actually get started?
